These Terms govern your use of TakeMyKeys.com, operated by Digital Insight LLC (“we,” “us”). By using this site or submitting the questionnaire, you agree to them. If you do not agree, do not use the site.

What this service is — and is not

We operate a free matching service. We connect people who want to sell a home with independent third-party buyers, investors, lead marketplaces, and licensed real estate agents. We are not a mortgage lender, a licensed real estate brokerage, an appraiser, or a party to any purchase or sale, and we do not buy homes ourselves. We do not make offers, set prices, negotiate on your behalf, or guarantee that any offer will be made at all.

No guarantee of results

Any figures, timelines, or ranges shown on this site are illustrative. Actual offers depend on your property, its condition, title status, liens, local market conditions, and each buyer’s own criteria. Nothing here is a commitment to purchase.

Not professional advice

Nothing on this site is legal, tax, financial, or real estate advice. Selling a home has significant legal and tax consequences. Consult your own attorney, accountant, or a HUD-approved housing counselor before making decisions, especially if you are facing foreclosure.

Your responsibilities

• Provide accurate information, including a phone number you own or are the customary user of.
• Do not submit anyone else’s information without their permission.
• Do not use automated means to submit the form, scrape the site, or interfere with its operation.
• You must be at least 18 and legally able to enter contracts.

Consent to be contacted

When you submit the form you provide express written consent, under the ESIGN Act and applicable telemarketing rules, for us and up to four (4) matched partners (or parties acting on their behalf) to contact you at the phone number and email you provided — including by automatic telephone dialing system, artificial, pre-recorded, or AI-generated voice, and SMS/MMS text. This consent applies even if your number appears on a Do Not Call list. Consent is not a condition of any purchase or service. Message and data rates may apply. Reply STOP to opt out of texts; ask any caller to add you to their internal Do Not Call list.

Third parties

Matched buyers and agents are independent. We do not control, endorse, supervise, or guarantee their conduct, offers, licensing, financing, or ability to close, and we are not responsible for what they do with information you give them directly. Disputes with a buyer or agent are between you and them.

Disclaimer of warranties

The site is provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement, to the fullest extent permitted by law.

Limitation of liability

To the fullest extent permitted by law, we are not liable for indirect, incidental, consequential, special, or punitive damages, or for lost profits or lost sale proceeds, arising from your use of this site or from any dealing with a matched party. Our total aggregate liability will not exceed one hundred dollars ($100).

Binding arbitration and class action waiver

Please read this section carefully — it affects your legal rights. Any dispute arising out of or relating to these Terms or your use of the site will be resolved by binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, rather than in court, except that either party may bring a claim in small claims court. You and we each waive the right to a jury trial and the right to participate in any class, collective, or representative action. The arbitrator may not consolidate claims or preside over any form of representative proceeding.

You may opt out of this arbitration agreement by emailing legal@takemykeys.com with your name and the phone number you submitted, within 30 days of your first submission. Opting out does not affect any other part of these Terms.

Governing law

These Terms are governed by the laws of the State of Wyoming, without regard to its conflict of laws rules.

Changes

We may update these Terms. Changes take effect when posted with a new date above. Continued use of the site means you accept the updated Terms.
